Mortgage brokers and referral partners use Cressida Direct to place commercial and non-owner-occupied residential investment loans. Registration is free. This page explains how a referral moves from a deal summary to a funded loan, which programs are open for submission, and how compensation is described on the site today.
Who this page is for
This page is for a mortgage broker, a commercial broker, or another referral source who wants to submit a borrower's deal. The application itself is a separate page. Register at the broker application when you are ready to be approved. Until then, the steps below are the process already described in the broker FAQ and on the application page.
Borrowers who are not submitting through a broker can start at the loan application instead. Program parameters — loan size, leverage, documentation, and the closing window printed on each program — stay on the program pages. This page does not restate a single company-wide close time, because the site publishes more than one.
How referring a deal works
The published path has four steps. First, submit the broker application and a corporate W-9. The broker FAQ says approval is typically processed within 2–4 business days, and that you can start submitting deals immediately after approval. The application page itself says applications are typically reviewed within 2–3 business days. Both sentences are on the site; they are not the same number.
Second, send a deal through the broker portal. The FAQ says each program has its own submission form with program-specific fields. Third, a soft quote follows a complete deal summary. The FAQ says Cressida Direct provides soft quotes within 24 hours of receiving a complete summary, and that the fastest response includes the property address, loan amount, property type, and borrower entity type. The same FAQ says a dedicated loan advisor is assigned within 24 hours of submission.
Fourth, the advisor works the file through underwriting, approval, and closing, with status updates in the portal and direct phone and email access. Compensation, when a loan funds, is paid at closing.
- Register and upload the brokerage's corporate W-9. The application says the entity W-9 must match the brokerage's legal name, and that a personal W-9 is not the document to send.
- After approval, submit the deal in the portal on the form for that program.
- Include the property address, requested loan amount, property type, and borrower entity type if you want the 24-hour soft-quote path described in the FAQ.
- A loan advisor is assigned within 24 hours. Status then shows in the portal as the file moves.
Compensation published on this site
Placeholder for Dean — confirm the figure brokers should quote. This page uses 1–2% of the funded loan amount because that is the most conservative compensation figure already printed in on-site schema. The foreign-national program schema says broker compensation of 1–2%. The SBA program schema says broker compensation of 1–2%. The no-DSCR residential schema says broker compensation up to 2%.
Other pages publish wider ranges and have not been changed. The broker application FAQ says you earn up to 3% of the funded loan amount, depending on the program and deal structure. A homepage FAQ says brokers earn 1–3% on funded loans. The homepage broker section also says up to 3% compensation on funded loans. Those sentences stay where they are until Dean picks one range.
What the pages do agree on is the payment method. The broker FAQ says compensation is paid at closing, directly from the loan proceeds, disclosed in the loan documents, and paid by wire on the day of funding.
Programs you can submit
The broker FAQ lists the programs available in the portal. With bridge financing public again, that list is nine programs: SBA 504 and 7(a), owner-occupied commercial, foreign national investor loans, commercial DSCR, residential DSCR, no-DSCR residential, bridge financing, fix and flip, and ground-up construction. Each program page is the source for its own size, leverage, and documentation. The ranges below are copied from those pages.
The FAQ also says the minimum loan amount for most programs is $200,000, and that bridge financing starts at $1,000,000. The sitewide maximum published on the loan-amount FAQ is $20,000,000, which is the top of the SBA program. Larger deals are described as a conversation, not a published extra tier.
- Commercial DSCR: $200K–$3M, up to 75% LTV, no tax returns, for office, retail, industrial, mixed-use, self-storage, and 5+ unit multifamily.
- Residential DSCR: 1–4 unit rentals, $200K–$5M, up to 75% LTV, qualified on rental income.
- No-DSCR residential: 1–4 unit rentals with no minimum DSCR, up to 70% LTV, $200K–$5M, no income documentation.
- Owner-occupied commercial: bank-statement qualification, $200K–$3M, up to 80% LTV, 12 or 24 months of business bank statements, no tax returns.
- SBA 504 and 7(a): owner-occupied commercial property, $500K–$20M, tax returns required. The program page is the comparison of the two SBA structures.
- Foreign national investor: no SSN and no U.S. credit required, $200K–$5M, up to 65% LTV, entity borrowing allowed.
- Bridge financing: California commercial property only, $1M–$10M, up to 70% LTV, 6–24 months, pre-LOI in 24–48 hours.
- Fix and flip: residential, up to 85% of cost and 85% of after-repair value, closing window published as 5–7 days.
- Ground-up construction: 1–4 unit new construction, $200K–$5M, up to 90% of cost and up to 70% of ARV, 12–24 month term, draws during construction.
What to send for a soft quote
The broker FAQ names four items for the fastest soft quote: property address, loan amount, property type, and borrower entity type. A bridge pre-LOI, on the bridge page, is described separately and asks for the address, the requested amount, the lien position, a value estimate, and a short description of the story and the exit. Those are the published checklists. This page does not add documents that no current page requires.
Soft quotes are described as arriving within 24 hours of a complete summary. Pre-approval decisions are also described, on the public fact sheet, as within 24 hours. The application page reviews the brokerage, which is a different clock from the quote on a deal.
Licensing
The broker FAQ says licensing requirements vary by state and loan type. For commercial loans, it says many states do not require a mortgage broker license. For residential investment properties of 1–4 units, it says a mortgage broker license may be required in your state, and it recommends confirming that state's requirements before submitting residential deals. This page does not add a state-by-state chart, because the site does not publish one.
Where loans are available
Availability is not stated the same way on every page, and this page does not pick a winner. The broker FAQ says Cressida Direct is licensed to lend in all 50 states and finances commercial and non-owner-occupied residential investment property nationwide. The homepage also publishes a 45-state figure, and the footer says loans are not available in all states. Bridge financing is published as California properties only. Fix-and-flip publishes its own state and market exclusions on that program page. Read the program you are submitting before you tell a borrower the loan is available where the property sits.
After you submit
The broker FAQ says that once a loan is submitted, a loan advisor is assigned within 24 hours. Status updates appear in the portal through underwriting, approval, and closing. The advisor is available by phone and email. The homepage broker section describes the same relationship as a dedicated loan advisor for every deal, plus real-time loan status updates.
The public site describes Cressida Direct as a direct lender that underwrites and funds in-house. It also says, on the about page and in the public fact sheet, that it is not a broker. Those sentences are unchanged. A referring broker still uses the portal path above; this page does not redefine that relationship.
