Yes. Cressida Direct's Foreign National / Investor program qualifies borrowers on the property and the deal rather than on a US credit score. No US credit history, Social Security number, or Individual Taxpayer Identification Number (ITIN) is required — we can use an international credit reference or a letter of good standing from your home-country bank instead.
What documentation do foreign national investors need to provide?
The program is light-doc and asset-focused. Instead of US tax returns, we typically ask for a valid passport, a US visa or entry stamp where applicable, proof of funds to close, and reserves held in a US or verifiable foreign bank account. For income-producing property we qualify on the property's rental income (DSCR) rather than personal income documentation.
What is the maximum LTV for a foreign national loan?
Foreign national and international investor loans are typically capped at up to 65% loan-to-value, so plan on an equity contribution of at least 35% of the purchase price or appraised value. Lower leverage helps offset the reduced documentation and gives international borrowers a competitive path into US real estate.
Can I borrow through a foreign company or a US LLC?
Yes. Foreign nationals commonly hold US investment property through a US LLC or corporation for liability and tax planning, and Cressida Direct also lends to foreign entities and trusts. Entity borrowing is fully supported and does not change the property-based qualification used throughout this program.
